Automatic Gates for Duplexes and Dual Occupancy Homes on the Gold Coast

Duplexes and dual occupancy homes are everywhere on the Gold Coast. Older blocks in Miami, Palm Beach, Burleigh Heads, Labrador and Southport have been redeveloped into side-by-side or front-and-back pairs, and newer streets around Robina and Varsity Lakes have plenty of their own. Many share a single driveway, and when someone suggests an automatic gate, the questions start: who owns it, who pays, whose power runs it, and what happens when one side wants it fixed and the other does not?

This guide covers what we look at when automating a shared driveway gate at a Gold Coast duplex, whether you are an owner-occupier, an investor with tenants, or both.

Start with who owns the driveway

Before talking about motors, work out who the gate actually belongs to. Many Gold Coast duplexes are set up as a small community titles scheme with a body corporate, where the driveway is common property. Others are split into two separate titles with easements giving each owner a right to use the shared section. The answer decides who can approve a gate, who pays for it and who is responsible for it later.

If there is a body corporate, a new gate on common property will generally need the owners to agree, and the scheme's by-laws may say something about it. If the titles are separate, both owners should agree in writing on the gate, its position and how costs are shared. It is worth checking the paperwork first, and getting advice if the position is unclear, because a gate installed without proper agreement is a common source of neighbour disputes.

Where the power comes from

An automatic gate needs power, and on a duplex the closest supply usually belongs to one of the two homes. That means one household quietly pays for the gate's electricity and has to keep the circuit on. The running cost of a gate motor is small, but it is worth agreeing on up front. Where the scheme has a common area supply, for lights or a letterbox, that may be a better source. On some sites a solar-powered motor avoids the question altogether, and our Electric Gate Motors & Openers service can tell you whether solar suits your driveway.

Two households, twice the traffic

A shared gate gets used by two families, their visitors, their tradies and their deliveries. That can mean double the daily cycles of a single home. A motor sized for one quiet household can run close to its limit, which shortens its life and makes faults more likely. When we quote for a duplex, we size the motor for the real combined use, not for a typical house. If you are looking at automating an existing shared gate, our Gate Automation Retrofits service starts by checking whether the gate itself is sound enough to carry a motor.

Separate remotes and codes for each side

The simplest way to keep a shared gate fair is to give each household its own access. Each side gets its own remotes, and each regular visitor or tenant gets their own keypad code. When a tenant moves out, their code can be deleted and their remotes cleared without affecting the people next door.

A video intercom with two stations, one in each home, lets visitors call the right household and lets each side open the gate for its own guests. Our post Gate Intercoms and Access Control on the Gold Coast explains the options, and our Intercom & Access Control service can wire a two-household setup.

Safety with more people around

More households means more children, pets and pedestrians moving through the opening. Safety photocells, correctly adjusted obstruction sensing and a sensible auto-close delay all matter even more on a shared driveway. Both households should know where the manual release is and how it works. Our post Automatic Gate Safety and Compliance on the Gold Coast explains how those safety devices work.

Servicing, repairs and splitting costs

A shared gate needs a clear answer to the question of who calls the repairer. Without one, a gate that starts playing up can be left until it fails completely, because each side assumes the other will sort it out. Agree on who books the yearly service, how costs are split and who can approve a repair up to a sensible amount without waiting for the other owner. Where there is a body corporate, this may already be covered by how the scheme handles common property maintenance.

Our Mobile Gate Repairs & Servicing team can work with either owner or the body corporate, and we give a written quote before any work starts so both sides can see the cost.

Bin day, deliveries and parking

Shared driveways bring practical friction too. Think about where both households' bins sit and how they get to the kerb, where couriers leave parcels when the gate is shut, and whether visitors can wait off the street while the gate opens. A letterbox or parcel box at the street side of the gate solves a lot of this.

Getting a quote

If you are planning a gate for a duplex in Robina, Burleigh or anywhere across the Coast, get in touch. We will look at the driveway, talk through how both households will use the gate and give you a clear written quote that both owners can review.
